In 2005, Amex acquired a 133ha parcel of land in Tarneit, approximately 30 kilometres to the west of the Melbourne CBD in the Wyndham growth corridor.

Wyndham is located between Victoria’s two dominant urban centres, Melbourne and Geelong. Forecast to grow by 100,000 people and 45,000 households by 2031, it is one of the fastest growing regions in Australia.

Located outside the Urban Growth Boundary (UGB), but directly abutting it to the north, the Amex land has the potential to accommodate over 1200 conventional residential lots. Currently zoned ‘Green Wedge’, it is anticipated the land will be rezoned to ‘Urban Growth Zone’ in 2010.

In 2009, the Victorian State Government released ‘Delivering Melbourne’s newest sustainable communities’, a strategic policy document that included a range of initiatives including a proposal to substantially extend the UGB to accommodate around 284,000 of the 600,000 new homes required across Melbourne. The proposed UGB extension included the Amex land.

In conjunction with the proposed extension to the UGB, the State Government also announced the $4 billion Regional Rail Link (RRL) project. The RRL, which will provide more frequent and reliable regional rail services in Melbourne’s west, will boost the capacity of the regional and metropolitan rail system. Major construction on the Regional Rail Link is expected to start in 2010. The Amex land will accommodate a section of the RRL which will extend east-west through the property, some 400m north of Leakes Road.

The RRL is planned to accommodate six stations in Wyndham including one that will be located directly adjacent to the Amex land. In accordance with the Amex approach of undertaking ‘best practice’ planning to deliver premium residential communities, the establishment of a new rail station adjacent to the Amex land is an exciting opportunity. The presence of the station will enable the delivery of a genuine transit oriented development that will contains a mix of commercial, retail and community uses , together with a greater mix of housing types.
